AVENUE THEATRE
The 12,600 square foot building, composed of a brick facade shell with interior wood structure and retrofitted steel columns and trusses, will be divided into three different open commercial spaces. Proposed tenant space number one is Avenue Pizza, with approximately 1,700 square feet. Proposed tenant space number two is BESO (Rockwell in renders). This space will be divided into two levels, with level one at approximately 4,900 square feet and level two at approximately 3,300 square feet. Proposed tenant space number three is Mandala Bar, with approximately 2,700 square feet in size.
Avenue Pizza will function as a New York style pizzeria, where patrons can get pizza both by the slice and as whole pies. Lines will form on the sidewalk to receive pizza by-the-slice through Avenue's makeshift box office window counter. The interior will be a full service restaurant. All foods will be made fresh daily on the premises. The hours of operation will be from 11:00 am to midnight daily, and will be open until 3:00 am on Fridays and Saturdays. Delivery service will be available 24/7. There will be a daily $2 slice special from 2-5pm for all students. Avenue Pizza will serve all beers, wines and spirits, as well as non-alcoholic libations.
Beso will be a live entertainment venue located within Avenue Theatre project, fully equipped with a stage, lighting and sound system for all event hosting. The venue will be divided into two levels, with level one measuring approximately 4,900 square feet and level two at approximately 3,300 square feet. It will have live music, dancing and full bar service. There will not be a food service component included, however, the kitchens from either Avenue Pizza or Crawford BBQ & Brewery may be utilized for hosting private events at Beso. Unique Concepts vision is to have a multi-use space
for a variety of hosting needs. Beso’s unique set up and atmosphere will provide patrons with a large entertainment space for live music and dancing in Downtown Downey. Along with featuring professional bands and DJs on the stage, Beso will also host comedy nights, corporate luncheons, and private events. An entertainment venue of this size and variety will draw patrons back to Downtown Downey, where there currently is no other venue providing similar such products and services.
BESO
The purpose is to restore and upgrade the property to attract old and new clientele alike, while providing local customers with an enjoyable experience and incorporating both vintage and modern vibes. The outdoor environment will be geared towards a younger demographic for quick bite eating while the full service interior will offer family style seating and cater to a wide range of demographics.
